Roogle is a proptech platform that enables Users to search, filter, save and track rental opportunities from public Sources and online communities, with alerts and access to the original Sources.

These General Terms of Use (the “Terms of Use”) govern access to and use of the website available at https://roogle.app/ and the associated services offered under the Roogle brand.
Article 1. Purpose of the Terms of Use
These Terms of Use define the conditions under which Users access the Site and use the Services provided by TNJ Alpine Technologies Sàrl.
They are entered into between TNJ Alpine Technologies Sàrl, a limited liability company incorporated under Swiss law, with share capital of CHF 20,000, registered with the Commercial Register of the Canton of Geneva under UID number CHE-441.637.740 and federal number CH-660.1.806.026-9, with its registered office at Rue de la Tour-de-l’Ile 4, 1204 Geneva, Switzerland, hereinafter referred to as “TNJ Alpine Technologies” or the “Publisher”, and any person accessing the Site or using the Services, hereinafter referred to as the “User”.
Use of the Site does not under any circumstances give the User the status of employee, representative, agent, authorised representative, partner or intermediary of TNJ Alpine Technologies.
Article 2. Definitions
“Premium Subscription”: The paid plan providing access to Roogle’s premium features, in accordance with the pricing and functional conditions displayed on the Site at the time of subscription.
“Alert”: A notification configured by the User, particularly by e-mail and, for eligible Users, through Telegram, in order to be informed of new Listings corresponding to selected criteria.
“Listing”: Information relating to a rental, subletting, lease takeover, room, shared accommodation, temporary accommodation or other real-estate opportunity indexed or structured by Roogle from public Sources or Sources made publicly accessible.
“Account”: The User’s personal area providing access to certain features, including favourites, saved searches, Alerts, notifications, profile, settings and invoices where applicable.
“Content”: All texts, data, interfaces, databases, graphics, logos, trademarks, software elements, features and information accessible through the Site.
“Credentials”: Information allowing the User to log in to their Account, including their e-mail address, password or any other authentication method provided by the Site.
“30-Day Pass”: A paid, limited-duration plan providing access to certain premium features for a specified period, without automatic renewal unless otherwise stated at the time of purchase.
“Services”: All features provided by Roogle, including Listing searches, filters, access to original Sources, favourites, saved searches, Alerts, notifications, Account features and assistance tools.
“Site”: The website available at https://roogle.app/, together with its associated pages, interfaces, User areas and features.
“Original Source”: The third-party website, group, channel, community, social network, forum, messaging service or page on which the Listing was initially published or made accessible.
“User”: Any person who accesses the Site, views Listings or uses the Services, whether or not they have an Account.
Article 3. Acceptance of the Terms of Use
Accessing the Site and using the Services constitutes acceptance of these Terms of Use. Users are invited to read them carefully, download them, print them and retain a copy.
The Terms of Use are available at all times on the Site, particularly at https://roogle.app/terms, and through a link in the footer or on the legal pages.
When the User creates an Account, configures an Alert or subscribes to a paid plan, they may be asked to expressly confirm their acceptance of these Terms of Use and, where applicable, the relevant General Terms and Conditions of Sale once these have been published or presented during the subscription process.
Article 4. Nature of the Roogle Service
Roogle is a digital search, aggregation, structuring and alert tool relating to rental opportunities published on public Sources or Sources made publicly accessible.
Roogle is not a real-estate agency, does not provide real-estate brokerage services, does not represent landlords, tenants, agencies or advertisers, and does not participate in the negotiation, conclusion, performance or termination of a lease or any other real-estate contract.
Roogle does not guarantee the actual availability of accommodation, the complete accuracy of a Listing, the solvency or identity of an advertiser, or the absence of errors, omissions, fraud or unlawful Content on an Original Source.
Before making a decision, transmitting documents, paying any amount or visiting accommodation, the User must verify all information directly with the Original Source, advertiser, landlord, agency or other competent professional.
Article 5. Technical requirements
The User acknowledges that they have the equipment, software, internet access and skills required to access the Site and use the Services.
The costs of equipment, telecommunications, internet access and, where applicable, the use of third-party applications such as Telegram remain the User’s sole responsibility.
TNJ Alpine Technologies does not guarantee that the Site will be compatible with every device, browser, operating system, extension or technical configuration.
Article 6. Access to the Site
Any User may access the Site free of charge, subject to any technical, geographical, security or functional restrictions that may apply.
Certain features may be accessible without an Account, while others may require the creation of an Account, User authentication or subscription to a paid plan.
TNJ Alpine Technologies reserves the right to modify, suspend or limit access to all or part of the Site for reasons including maintenance, security, improvement, correction, technical development, abuse, fraud or legal requirements.
Article 7. Registration and User Account
Creating an Account may be necessary to fully benefit from the Services, including favourites, saved searches, Alerts, notifications, history, access to invoices and personal settings.
To create an Account, the User may be required to provide a valid e-mail address, create a secure password or use an authentication method provided by the Site, including through Supabase Auth.
The User agrees to provide accurate, truthful, complete and up-to-date information and not to create multiple Accounts for the purpose of circumventing Service limits, usage restrictions, security measures or commercial conditions.
The User is solely responsible for maintaining the confidentiality of their Credentials and for all activity carried out through their Account, except where fault is attributable to TNJ Alpine Technologies.
Any loss, disclosure, misuse or unauthorised use of Credentials must be reported without delay to TNJ Alpine Technologies at contact@roogle.app.
The User may request closure of their Account using the options available in their personal area or by contacting support. The consequences of Account closure for personal data are described in the Privacy Policy.
Article 8. Account features
The Account may allow the User to manage their profile, settings, favourites, saved searches, Alerts, notifications, invoices where applicable and communication preferences.
Available features may vary depending on the plan used, country, city, data availability, technical limitations, Site developments or the rules applicable to Original Sources.
TNJ Alpine Technologies may develop, add, remove, limit or replace certain features, provided that a paying User is not deprived of an essential feature during the paid period, except in the event of legal requirements, abuse, security concerns or force majeure.
Article 9. Free Services
Roogle may offer a free plan providing access to certain basic features, subject to the limits displayed on the Site.
The free Services may include viewing Listings, using filters, a limited number of Original Source openings, a limited number of favourites, saved searches or Alerts, and certain Account features.
The limits applicable to the free plan may change. The applicable limits are those displayed on the Site at the time of use.
Article 10. Paid Services, Premium and 30-Day Pass
Roogle may offer paid plans, including a monthly Premium Subscription and a 30-Day Pass, providing access to additional features or higher usage limits.
Depending on the subscribed plan, paid features may include a higher number of Original Source openings, saved searches, Alerts, notifications, advanced filters and instant notifications, including by e-mail or Telegram.
Prices, durations, renewal conditions, cancellation conditions, payment methods, any applicable right of withdrawal and other commercial conditions are specified during the subscription process displayed on the Site before payment.
Separate General Terms and Conditions of Sale must be made available before any paid subscription or purchase once they have been published.
Payments are processed by Stripe. TNJ Alpine Technologies does not retain the User’s complete bank card details. If another payment provider is added in the future, the legal documents and payment process must be updated accordingly.
Article 11. Listings, Original Sources and third-party Content
Listings presented on Roogle may come from public Sources, including social networks, forums, communities, public groups or channels, websites, public pages, feeds or other publicly accessible locations.
Roogle may structure certain information from Listings, including city, country, price, surface area, number of rooms, type of offer, availability, Original Source, publication date and link to the Original Source.
Roogle does not replace the Original Source. Information published on an Original Source may be modified, deleted, expired, inaccurate, incomplete or outdated without Roogle being immediately informed.
Unless otherwise stated, original Listing photographs are not made directly available on Roogle. Users are invited to consult the Original Source to access the complete Listing information.
Links to third-party websites are provided for convenience only. TNJ Alpine Technologies has no control over these websites, their Content, rules, practices, availability or moderation decisions.
Article 12. Alerts, notifications and Telegram
The User may configure saved searches and Alerts in order to receive notifications matching selected search criteria.
Notifications may be sent by e-mail and, for Users eligible under their plan, through Telegram. Use of Telegram requires the User to have a Telegram account or access to the Telegram service and to accept Telegram’s own terms and conditions.
TNJ Alpine Technologies does not guarantee the immediate or continuous delivery of notifications. Delays, errors, interruptions or non-delivery may occur due to technical constraints, third-party providers, spam filters, User settings or external unavailability.
Alerts do not constitute a reservation, priority right, guarantee of availability or commitment to connect the User with the advertiser.
Article 13. User obligations
The User agrees to use the Site in accordance with its purpose, these Terms of Use and all applicable laws and regulations.
In particular, the User must not misuse the Site, interfere with its operation, attempt unauthorised access, circumvent technical or commercial limits, use unauthorised robots or scripts, perform scraping, bulk extraction or substantial reuse of the Roogle database, or use the Site to create a competing service.
The User must not transmit false, misleading, fraudulent, unlawful or third-party rights-infringing information, or any insulting, defamatory, discriminatory, threatening, violent, pornographic, child sexual abuse, terrorist, fraudulent or public-order-infringing Content.
The User agrees to respect the privacy of third parties and not to use information accessible through Roogle to harass, spam, discriminate against, impersonate a third party, commit fraud or circumvent the rules of third-party platforms.
The User remains solely responsible for any steps taken with advertisers, landlords, agencies, communities or Original Sources.
Article 14. Obligations of TNJ Alpine Technologies
TNJ Alpine Technologies is subject to an obligation to use reasonable efforts in providing the Services and does not assume any obligation to achieve a particular result.
TNJ Alpine Technologies endeavours to keep the Site accessible and operational but does not guarantee continuous, uninterrupted, secure, error-free or 24-hour-a-day, seven-day-a-week access.
TNJ Alpine Technologies may temporarily suspend access to the Site for maintenance, updates, corrections, security, technical developments, backups, incidents, overload, abuse or at the request of a competent authority.
Article 15. Liability
The User is solely responsible for their use of the Site, Services, Listings and Original Sources and for decisions made on the basis of the information consulted.
TNJ Alpine Technologies shall not be held liable for Content published by third parties, fraudulent or inaccurate Listings, the unavailability of accommodation, an advertiser’s failure to respond, a rental dispute, loss of opportunity, payments made outside Roogle, cancelled visits or decisions made by the User.
Information and any indicators displayed on Roogle, including advanced filters, estimates, detection tools, warning signals or rankings, are provided for informational purposes only and do not constitute legal, financial, real-estate or professional advice.
In all circumstances and to the extent permitted by applicable law, TNJ Alpine Technologies may only be held liable in the event of proven fault directly attributable to it.
Article 16. Reporting, removal and Content-related requests
Any User or third party may report a Listing, link or Content that they consider unlawful, inaccurate, fraudulent, infringing upon their rights or otherwise unsuitable for display on Roogle.
Reports may only be sent by e-mail to contact@roogle.app. Where possible, the report should include the relevant URL, a description of the issue, the reasons for the report, any useful supporting evidence and the requester’s contact details.
TNJ Alpine Technologies may remove, hide, archive, de-index, correct or restrict access to any Content where it considers this necessary, including in cases involving manifestly unlawful Content, fraud, infringement of third-party rights, a legitimate request from a rights holder, technical constraints, a request from an authority or risks to Users.
TNJ Alpine Technologies also reserves the right not to act on requests that are manifestly unfounded, abusive, incomplete, repetitive or submitted in bad faith.
Article 17. Intellectual property and database rights
The Site, the Roogle trademark, interfaces, texts, graphics, logos, software elements, databases, structures, classifications, filters, visual elements and other Content are protected by intellectual property rights and applicable database rights.
Without prior written authorisation from TNJ Alpine Technologies, it is prohibited to copy, reproduce, represent, modify, adapt, translate, extract, reuse, bulk-index, crawl, scrape, redistribute or commercially exploit all or part of the Site, its Content or its database.
The User is granted only a personal, non-exclusive, non-transferable, revocable and limited right to access and use the Site for their own purposes in accordance with these Terms of Use.
Content, trademarks, logos, names, photographs and information belonging to third parties remain the property of their respective owners. Their possible presence on Roogle or an Original Source does not grant the User any rights.
Article 18. Personal data
In connection with the operation of the Site and provision of the Services, TNJ Alpine Technologies may process personal data relating to Users.
The conditions governing personal data processing, categories of data collected, purposes, legal bases, retention periods, recipients, possible transfers and data subject rights are described in Roogle’s Privacy Policy, available at https://roogle.app/privacy.
Information concerning cookies and other trackers, including Google Analytics, Meta Pixel, Microsoft Clarity and Crisp, is described in Roogle’s Cookie Policy, available at https://roogle.app/cookies.
Article 19. User support and contact point
Any question, request or complaint relating to the use of the Site or Services may be sent to TNJ Alpine Technologies by e-mail at contact@roogle.app.
Where the Crisp support widget is available on the Site, the User may also use it to contact support.
No telephone support is currently provided. Response times may vary depending on the nature of the request, support workload and the User’s status.
Article 20. Suspension, restriction or closure of an Account
TNJ Alpine Technologies may suspend, restrict or close a User’s Account in the event of a breach of these Terms of Use, fraud, abuse, circumvention of limits, unlawful use, security threats, conduct harmful to the Site or third parties, payment incidents, a request from an authority or serious risk.
Where reasonably possible, TNJ Alpine Technologies may inform the User of the reasons for the measure. However, no prior notice shall be required in an emergency, where there is a security risk, fraud, legal requirement or a need to preserve third-party rights.
Suspension, restriction or closure of an Account does not affect any remedies or compensation claims that TNJ Alpine Technologies may exercise in the event of damage.
Article 21. Force majeure
TNJ Alpine Technologies shall not be held liable for any delay or failure to perform resulting from an event reasonably beyond its control, including network failure, hosting failure, cyberattack, provider unavailability, energy interruption, natural disaster, conflict, administrative decision, legislative change, strike, epidemic or any other force majeure event recognised under applicable law.
Where the impediment is temporary, the affected obligations shall be suspended for the duration of the impediment.
Where the impediment becomes permanent or makes performance of the Service impossible, TNJ Alpine Technologies may terminate the affected Service.
Article 22. Amendment of the Terms of Use
TNJ Alpine Technologies may amend these Terms of Use at any time to reflect developments affecting the Site, Services, plans, regulations, case law, security, technology or its organisation.
The applicable Terms of Use are those in force at the time the Site is used, subject to any contrary mandatory provisions.
In the event of a material amendment affecting Users with an Account or an active paid plan, TNJ Alpine Technologies may inform them by any appropriate means, including e-mail, notification or a notice displayed on the Site.
Article 23. Validity of the Terms of Use
If any provision of these Terms of Use is declared invalid, unenforceable or deemed unwritten, the remaining provisions shall remain fully applicable.
The fact that TNJ Alpine Technologies does not rely on a provision of these Terms of Use at a given time shall not be interpreted as a waiver of its right to rely on that provision at a later date.
Article 24. Governing law and competent jurisdiction
These Terms of Use are governed by Swiss law, subject to applicable mandatory rules, including any rules protecting consumers in their country of residence where such rules cannot be contractually excluded.
In the event of a dispute, the User is invited to contact TNJ Alpine Technologies first at contact@roogle.app in order to seek an amicable solution.
Subject to applicable mandatory jurisdiction rules, any dispute relating to these Terms of Use, the Site or the Services shall be submitted to the competent courts of the Canton of Geneva, Switzerland.
